This client was a young dentist, who was not well established and just getting started. He was an individual practitioner, and a single site lessee.
This client space was located in a strip shopping center. It was a shell, with no business use indicated. The dentist had to completely finish the space for dental use. He paid for these improvements outside of his lease payments, creating an opportunity for the use of cost segregation as a strategy. Additionally, because we worked with this client before his first tax filing after moving into this space, we were able to locate additional savings through both Sec. 179 and Bonus Depreciation. Though this build out was comparatively small, and thus, the savings were small, what we identified for this client allowed him the opportunity to pay for 12 months of lease payments. A very large outcome for a client at this early stage of his professional development.
